Evington Estate - a list of the estate properties from 1878 and 1909The land and properties of this once large estate were sold at auction in 1916 by Lord Ashburton, in individual LOTS.
This information was abstracted by K. Griffiths, of Elmsted, in April 2002 and in January 2003
from documents held by The Wood family of Ittinge, Elmsted and the Powell family of Kingsmill Farm, Hastingleigh.
The lists include the names of properties, fields and woods, and the names of the occupiers in 1878 and 1909.
The Evington Estate held lands in Aldington, Blackmanstone, Bilsington, Bonnington, Burmarsh, Crundale,
Dymchurch, Eastbridge, Elham, Elmsted, Hastingleigh, Hope All Saints, Hurst, Lympne, Newchurch,
Orgarswick,Petham, Sellindge, St. Mary's in Romney Marsh, Stowting, Waltham and Wye.
The Names and Numbers of woods and lands correspond to the names and numbers on the Tithe maps for that parish.Abstract No.1
Original indenture dated 5 Jun 1878 between Sir John William Honywood Bart. of first part,
Dame Zaidee Emily Iseulte Honywood his wife of second part
Robert Alured Denne and George Paynter of Belgrave Square Middlesex, a major in HM's Army of third part
Francis Drake Brockman of Brackborough, Hythe Esquire
and Henry Glendower Bodychan Sparrow of Gurjnam, Anglesea of fourth part.
Sir John Honywood was seized for an estate of inheritance in fee simple.
[following the death of Sir Courtenay Honywood 17 April 1878, Will and 2 codicils passed probate 13 July 1878,
by Robert Alured Denne, one of the executors, later on the 9th September 1878 the Will was again taken to
Probate by Sir Courtenay's uncle William Honywood the other executor.]To the parties of the third part [probably mortgagees?] all the manors or reputed manors of:
Elmstead,
Bodsham with the liberty of St Augustine,
Waltham otherwise Temple Waltham,
Wadneall otherwise Waddenhall,
Ashenfield,
Grandacre,
Walfield,
Swalfield Street otherwise Court of Street,

Indenture No.1
An indenture dated 7 Sep 1910, was an acknowledgement under the names of Rev. John Vincent Pixell and
Thomas Vickers of right to production of an indenture of 7 Nov 1907 between
William Abdy Beuclerk, Arnelias Francis Ward Beuclerk,
James Armstrong and George Canbourne Beauclerk Paynter of first part
and said John Bincent Pixell and Thomas Vincer of other part.
Indenture No.2
An indenture dated 24 Sep 1916 between Rev. John Vincent Pixell and Thomas Vickers [The land agent for
the Honywood family and Evington Estate] of first part
and Baron Ashburton of other part.
Indenture No.3
On 21 Oct 1916 Lord Ashburton auctioned the estate previously owned by the Honywood family.
A purchaser bought lots 29 and 32, Ittinge and Little Sheepcourt Farms.
Indenture No.4
An Indenture of 10 Jan 1918 between Right Honourable Baron Ashburton and the purchaser
acknowledged the right of the former to produce documents of title relating to Ittinge farm [in Elmsted] and
Little Sheepcourt Farm [in Waltham]. It refers to an earlier indenture of 7 Mar 1917 between Baron Ashburton
and the purchaser.

The abstract recites from 1878 all the various legal documents proving Lord Ashburton's title to the Evington Estate.
The Evington Estate comprised of holdings/properties that did not have tenants (in hand or acquired)
and those that did.

Sir John W Honywood died on 17 June 1907 and his will proved 25 June 1909 by James Armstrong and Thomas Vickers
the executors. There is Recital of an Action dated 10 September 1907 in High Court of Justice Chancery Division
between Sir C J Honywood plaintiff and R P Attenborough defendant resulting in plaintiff having to pay the
defendant ? there followed a schedule of the terms amounting to a debt of £27,346.
In an indenture of 24 June 1909 Sir C J Honywood sold his estate to the
Right Honourable Francis Denzil Edward Baring,Baron Ashburton. It was recited that under a previous indenture
the hereditaments conveyed stood limited to the use of Sir J.W. Honywood for life, with remainder to the use of
Sir C.J. Honywood in tail male.
In the indenture of 24 June 1909 Lord Ashburton paid £27,346/2s/1d to R.P. Attenborough a mortagee [due to
the above Court case debt] thus enabling the whole estate to be conveyed and confirmed to Lord Ashburton
consisting of the capital messuage and land called Evington Place otherwise Evington House in Elmsted, Kent
and also all the manors or reputed manors of Elmsted, Bodsham with the liberty of Saint Augustine,
Waltham otherwise Temple Waltham, Wadnall otherwise Waddenhall, Ashenfield, Grandacre, Walfield[?]
Swafield Street otherwise Court or Street, Slavertighe [sic] [Clavertighe?] and Whitacre in Kent
and also the Advowson of the Rectory of Hinxhill,
with the alternate presentation to the consolidated Rectories of Hinxhill and Brook,
and also the Advowson and alternate presentation to the consolidated Vicararge of Petham and Waltham and
also messuages, farms and lands containing 5,374 acres 3 roods and 20 perches [or poles] according to the schedule.
Lord Ashburton also paid off many other financial encumbrances of the Evington Estate.
